Sorta full disclosure, since Dec. of '02 our family is managing the 50 unit apartment building in Oakland, that has been owned by my wife's family since 1968, still spent about 1/2 my life in Humboldt County. I'm the garbage disposal/circuit breaker guy and so much more.
